South Florida Rental Strategy FAQs

Vacation Rental vs. Long-Term Rental in South Florida

Use this guide to understand the Vacation Rental Calculator, compare short-term and long-term rental assumptions, and interpret estimated operating results for a South Florida property. Results depend on your inputs and are not market forecasts.

What does the Vacation Rental Calculator compare?

The calculator compares estimated annual operating results for a long-term rental and a vacation rental using the assumptions you enter. It also shows vacation rental break-even occupancy, scheduled stays, gross booking revenue, and conservative, base, and strong scenarios. It does not predict demand or guarantee income.

How do I compare vacation rental income with long-term rental income?

For a long-term rental, the calculator uses monthly rent and occupancy, then subtracts the entered management fee, property costs, long-term-specific costs, and optional debt service. For a vacation rental, it models occupied nights, nightly rate, cleaning revenue and expense, platform and management fees, shared costs, vacation-specific costs, and optional debt service.

What is break-even occupancy for a South Florida vacation rental?

Break-even occupancy is the estimated share of available nights needed for modeled vacation rental revenue to cover the fixed and variable costs entered. The calculator excludes blocked nights from availability. This is a cost-coverage estimate, not a recommended occupancy target or a promise of bookings.

What occupancy rate should I enter for a vacation rental in South Florida?

Enter an annual occupancy assumption supported by comparable property data, your own operating history, or a documented market study. South Florida demand varies by location, season, property type, pricing, and booking restrictions. The calculator does not provide an occupancy forecast.

How do nightly rate and average stay affect vacation rental revenue?

The nightly rate is multiplied by estimated occupied nights to calculate lodging revenue. Average stay helps estimate the number of bookings and stays, which affects modeled cleaning-fee revenue and cleaning costs. Use realistic rates and stay lengths for the specific property and season mix.

How do owner-blocked nights change the vacation rental estimate?

Owner or maintenance blocked nights are subtracted from 365 to estimate available nights. Occupancy is then applied to those available nights. Enter nights you expect to reserve for personal use, repairs, or other periods when guests cannot book.

How are guest cleaning fees and cleaning costs treated?

The calculator treats the guest cleaning fee as revenue per stay and cleaning cost as an expense per stay. It estimates the number of stays from occupied nights and average stay. Enter both amounts when applicable; it does not assume the guest fee exactly covers cleaning.

What is the difference between a lodging fee and a booking fee basis?

A lodging basis applies the percentage fee to lodging revenue. A booking basis applies it to modeled booking revenue, which includes lodging and guest cleaning-fee revenue. Check the platform terms or management agreement to confirm the actual fee calculation for your property.

Why is the vacation rental first-year result different from the annual result?

Vacation First-Year Result subtracts the Initial Furnishing & Setup amount from the estimated annual vacation operating result. The annual result includes the recurring furnishing replacement reserve you enter. This distinction helps show the effect of setup costs in year one.

Are the conservative, base, and strong revenue scenarios market forecasts?

No. They are mechanical sensitivity cases based on the calculator’s stated assumptions: nightly rate changes by 15% and occupancy changes by 15 percentage points, within the 0% to 100% range. They are not forecasts for Fort Lauderdale, Miami, West Palm Beach, or any other local market.

Does the calculator check South Florida short-term rental laws or HOA rules?

No. The calculator compares financial assumptions and cannot determine whether a property is eligible for vacation or short-term rental use. Before relying on that strategy, verify current state, county, city, condominium, HOA, insurance, and tax requirements for the specific address.

Can ACCRIVE help compare rental strategies for a Broward, Miami-Dade, or Palm Beach property?

Yes. ACCRIVE can discuss property management and rental strategy questions for properties in Broward, Miami-Dade, and Palm Beach County. Bring your property location, association rules, rent or rate assumptions, and cost estimates, then contact ACCRIVE to review the comparison in context.

What does gross booking revenue include for a vacation rental?

Gross booking revenue in this calculator combines modeled lodging revenue and guest cleaning-fee revenue before platform fees, management fees, cleaning costs, supplies, and other entered expenses are deducted. It is not the amount paid to the owner.

What does “Vacation Advantage / Gap” mean in the results?

It is the estimated vacation rental operating result minus the estimated long-term rental operating result. A positive number means the vacation scenario is higher under your inputs; a negative number means the long-term scenario is higher. It is a comparison of modeled assumptions, not a guarantee.

How does the calculator estimate annual vacation rental stays?

It divides estimated occupied nights by the average stay you enter. The result helps estimate booking-related cleaning revenue and costs. Actual reservations may differ because stay lengths, turnover gaps, cancellations, and seasonal demand vary.

What does “occupancy to match long-term” tell me?

It estimates the vacation rental occupancy needed for its modeled annual operating result to equal the long-term rental result using your inputs. If the required occupancy is above available capacity, the calculator flags the scenario as infeasible. This is a threshold estimate, not a booking forecast.

Which costs should I enter as shared versus rental-specific expenses?

Enter costs that apply to both strategies, such as property taxes, insurance, HOA dues, or common maintenance, under Shared Property Costs. Use Long-Term-Specific Costs for expenses such as leasing or turnover reserves, and Vacation-Specific Costs for expenses that apply only to the vacation rental scenario. Avoid entering the same cost twice.

Does the South Florida rental calculator automatically include taxes, insurance, or HOA fees?

No. Enter property-specific annual amounts in Shared Property Costs or the applicable cost field. The calculator does not look up records or rates for Broward, Miami-Dade, Palm Beach, or an individual association. Use current statements and verify the figures for the property address.

How is mortgage or other annual debt service treated?

When entered, Annual Debt Service is applied equally to both rental strategies. The calculator does not model different loan terms, refinancing, principal balances, or changes in financing costs between scenarios.

Does the calculator account for monthly seasonality in South Florida?

No. It uses annual occupancy and nightly-rate assumptions rather than a month-by-month calendar. If your Fort Lauderdale, Miami, or Palm Beach property has strong seasonal swings, use a realistic annual weighted average or run separate scenarios to see how different assumptions affect the estimate.
