DOCUMENT CHECK

Numbers are only as reliable as their source

Review current association budgets, notices, meeting records, reserve studies, inspection reports, tax records, insurance quotes, and assessment payment terms. A milestone inspection and a structural integrity reserve study are different requirements. Neither this tool nor a single document substitutes for professional review.

  • Confirm whether dues already include any temporary assessment.
  • Confirm your unit’s share, due dates, interest, fees, and prepayment terms.
  • Ask qualified professionals to interpret legal, structural, insurance, tax, or lending issues.

Method, limits & sources

See formulas and calculation order
  1. Convert annual tax, unit insurance, and other annual costs to monthly equivalents by dividing each by 12.
  2. Add all recurring monthly components.
  3. Subtract upfront assessment cash from the assessment amount.
  4. Calculate an amortized monthly payment from the remaining balance, APR, and number of months. At 0% APR, divide the remaining balance by the months.
  5. Add the monthly assessment payment to recurring monthly costs.
  6. First-year cash requirement equals recurring annual costs + upfront assessment cash + up to 12 assessment payments.

South Florida Condo Planning

Condo ownership costs and special assessment FAQs

Learn how to use the planner to compare recurring condo costs with a potential special assessment scenario. Estimates depend on your inputs and should be checked against current association and financing documents.

What does the South Florida condo ownership planner estimate?

The planner helps you organize recurring ownership costs and model a potential special assessment. Depending on the information you enter, it can estimate the assessment’s effect on monthly costs, scheduled payments, and cash needed upfront or during the first 12 months. It is a planning aid, not a quote or final payment schedule.

Which recurring condo costs should I enter?

Start with your current condo or HOA dues, annual property taxes, unit insurance, and other regular monthly or annual costs. Use recent bills or statements where possible. Costs can vary by property, association, coverage, and tax information, so avoid treating another unit’s figures as your own.

What is a condo special assessment?

A special assessment is an additional charge an association may levy for a particular expense. The amount, due dates, payment options, and purpose depend on the association’s documents and decisions. Check the association’s official notices and records for details about a specific assessment.

Can I use the planner if the assessment amount is not confirmed?

Yes. You can enter a hypothetical amount to explore a scenario, as long as you treat the result as an estimate. Label your assumptions clearly and replace them with confirmed figures when the association provides official information.

How does a financed assessment affect my monthly cost?

If you enter financing terms, the planner can estimate how scheduled payments may affect the monthly cost shown. The estimate depends on the amount financed, payment count, and annual rate you provide. Confirm actual terms, fees, and payment dates with the lender or association.

What does “first 12-month cash requirement” mean?

It is an estimate of the cash you may need upfront and over the first 12 months under the scenario entered. It can include initial assessment payments and other amounts you entered. It does not account for costs or timing that are missing from your inputs.

What is the difference between upfront cash and total scheduled payments?

Upfront cash is the amount modeled as due at the beginning of the scenario. Total scheduled payments is the combined amount of payments entered for the assessment over the schedule. These figures can differ when payments are spread over time or financing terms apply.

Where can I find the figures to enter in the planner?

Gather recent association statements, assessment notices, payment schedules, insurance information, property tax records, and any financing terms. For a condo in Broward, Miami-Dade, or Palm Beach County, rely on that property’s association and official records rather than a general county estimate.

Do condo costs differ across Broward, Miami-Dade, and Palm Beach?

Costs vary by building, unit, association, insurance, taxes, services, and payment arrangements. County or city averages cannot determine the costs for an individual condo. Enter property-specific figures and verify them with the association, insurer, tax records, and other relevant sources.

Can this planner confirm whether an assessment is valid or required?

No. It models costs based on the figures you enter; it does not review association authority, governing documents, meeting records, or legal requirements. For questions about an assessment’s approval or enforceability, review the official records and consult a qualified Florida condominium attorney.

How accurate are the planner’s results?

The results are only as complete as your inputs and assumptions. Changes to the assessment amount, payment schedule, financing rate, recurring costs, or timing can change the estimate. Use official association and lender documents to confirm figures before making a financial decision.
