CLARITY BUILDS TRUSTEstimate monthly rent collections from rent per unit, unit count, and occupancy, then compare management fee scenarios.
Occupancy estimates the share of scheduled rent collected. At 0% occupancy, estimated collections are $0.
Results are planning comparisons, not final pricing or a service quote. The $ option uses a monthly comparison fee you enter, not a published rate.
Estimated annual owner proceeds = annual gross rent collected minus annual management fee, before taxes, maintenance, vacancies beyond the entered occupancy, and all other costs. Annual figures repeat this monthly scenario for 12 months and use unrounded amounts before whole-dollar display. No minimum fee is included.
For long-term residential properties only. Not for short-term or vacation rentals, commercial property, or HOA management.

PERFORMANCE MATTERSTHE ESTIMATE, EXPLAINED
See how your property details and management fee scenario shape the estimate.
Taxes, insurance, maintenance, leasing, setup, renewal, inspection, and other costs are excluded. This is an estimate, not a quote or agreement.
Local oversight, clear reporting, and hands-on management for South Florida investors near and far.
How the estimate works, what it leaves out, and what to confirm before choosing a management plan.
It estimates annual gross rent collected, monthly and annual management fees, and annual owner proceeds for a long-term residential property. These are planning comparisons based on your entries, not final pricing or a service quote.
The calculator multiplies monthly rent per unit by the number of units and your occupancy percentage. It repeats that monthly scenario for 12 months to estimate annual gross rent collected. Occupancy is a simplified planning input, not a prediction of actual collections.
The editable default is 8% of estimated rent collected. In % mode, your chosen percentage applies to those estimated collections. In $ mode, you enter a fixed monthly comparison fee; the calculator repeats it for 12 months. The $ amount is your scenario, not a published ACCRIVE rate.
In this calculator, the percentage applies to estimated rent collected after your occupancy input is applied. Scheduled rent is the starting amount before occupancy. Confirm the fee basis in any actual management agreement.
It is estimated annual gross rent collected minus the annual management fee shown here. Taxes, insurance, maintenance, financing, and other property costs are not deducted, so owner proceeds are not net cash flow or take-home income.
Yes. Lower occupancy reduces estimated collections and therefore reduces a percentage-based management fee. A fixed monthly $ comparison fee stays at the amount you enter, even when estimated collections are $0. Actual treatment of vacancy and unpaid rent depends on the final agreement.
Adding units increases the scheduled rent used in the estimate. This calculator does not automatically change your selected percentage or fixed monthly fee based on unit count, and it does not model portfolio discounts. Ask for property-specific terms if you manage multiple units.
No minimum management fee is included in this calculator. The $ option lets you test a fixed monthly amount you choose; it does not represent an ACCRIVE minimum or published fee. Confirm any applicable minimum in a property-specific proposal.
No. The calculator only subtracts the management fee scenario you enter. It does not calculate leasing, tenant-placement, renewal, setup, inspection, or other recurring or one-time charges. Request a written fee schedule for the services you need.
No. Repairs, vendor invoices, maintenance coordination charges, and any markups are outside this estimate. Clarify approval limits, billing practices, and any additional charges before comparing proposals.
It is for long-term residential properties. It is not designed for short-term or vacation rentals, commercial property, or HOA management. Those property types may need different services and pricing models.
Have the property address or area, property type, unit count, expected monthly rent per unit, occupancy information, and requested services ready. Use the Free Rental Analysis form to start a property-specific conversation.
Share your property’s city and ZIP code to confirm current service availability and the appropriate management scope for that location.
Compare the same rent basis and occupancy assumptions, then review included services, leasing scope, maintenance practices, reporting, contract terms, and all recurring or one-time charges. A lower headline percentage does not necessarily mean a lower total cost.
